PARK RULES & POLICIES
GENERAL
** Registration and payment are due before or upon arrival. Payment methods are: Cash, Debit or Credit card. **
- For after-hours check in, please fill out a registration form, including all payment information, and drop it in the drop slot at the office door.
- Reservations are viewed as a two-way agreement. We hold the space which you have reserved, turning away all future requests, in return for your payment. No refunds will be processed within 10 days of reservation dates.
- All RVs must be well-kept and in good condition. RVs 15 years or older must be approved by park management.
- Quiet hours are from 10 PM to 8 AM.
- Check in: 1 PM – Check out: 12 PM
- Speed Limit is 8 MPH. Please be cautious of children.
- Deposit all trash in dumpsters; no trash is to be left outside.
- Any need for mail service will need to be set up with the Mauriceville Post Office for a PO Box. They also allow parcel deliveries there.
- Golf carts must be driven by licensed drivers only.
- Fishing in the ponds is catch and release only. The fish are still young, let’s let them grow.
- Be environmentally friendly, please conserve water and electricity when possible.
- Please supervise children under the age of 12.
- Please be respectful of other registered guests when using our laundry facilities. We ask that you do not leave clothing in the machines for extended periods of time.
- Please keep the public restrooms tidy and let the office know if anything is amiss.
- We are not responsible for accidents, injuries, or acts of God.
If for any reason a mandatory evacuation of the county is called, the park will close. If you choose to leave your RV on site, any damage resulting from whatever the evacuating event is will not be the responsibility of the park.
VISITORS
- We define visitors as individuals visiting our park that are not registered guests with us.
- Visitors must register at the office upon each visit.
- Visitor access to park amenities including fishing, shower, and laundry facilities is provided at the owner’s discretion and if permitted, will cost $10 per person.
- Visitors are expected to leave the park by 10 PM.
PETS
- No more than 2 pets allowed per site.
- Pets brought outdoors must be on a leash or tether. PLEASE provide water for your pet if put on a tether. Please do not leave your pet(s) outdoors if you leave the park.
- Please pick up after pets. This includes your site and around the property. Do not discard poop bags in restrooms or laundry area trash. Dispose of excrement in dumpsters only.
- .. We love dogs. We’ve owned many different breeds of dogs. If your dog is not friendly, we expect that you will keep your dog secure and not allow it to be a danger to other animals or people. These expectations are non-negotiable.
SITES
- Please do not walk through other’s sites.
- Maximum of 2 vehicles per site. If needed, ask about extra parking.
- Please keep vehicles on gravel surfaces and not on the grass.
- Sites rates include 4 people. Maximum 6 people per site. Additional people are $5.00 per day.
- No tent camping or sleeping in vehicles outside of the RV.
- No sub-leasing is allowed.
- No open campfires allowed at RV sites. Outdoor grills (charcoal/gas) are permitted.
- No clotheslines, freezers/refrigerators, fencing, barriers, pallets, dog kennels, pens, or dog runs allowed.
- No mats or rugs allowed on the grass.
- All water hoses/sewer lines must be free from leaks; and sewer hoses must have a “do-nut” or threaded attachment into the sewer.
- Solicitation or signs for the sale of products or services is prohibited.
- Flags: American and/or state flags are allowed. Please refrain from displaying political flags or signs.
- Please keep your site neat and tidy. Please keep gravel out of the grass. We will be mowing and do not want to cause any damage to your property.
- No washing vehicles or RVs at RV site without management approval.
ELECTRIC METERS/UTILITES
- Each site is equipped with a meter that has both 30- and 50-amp plugs. We strongly suggest only using one at a time, not simultaneously. The intended use of each meter is for ONE RV only and one plug at a time. Do not modify or tamper with the electrical meters in any way. You may only use the meter at a site that you are parked at and are up to date on payments for. If the park has reason to suspect a meter reading is inaccurate, we reserve the right to use previous readings to make estimations. Do not overload the meter or share a meter with other guests.
- Electric vehicles are not to be charged at the RV site. There is an EV charging station located at the office building. Rates do apply.
- Meter reading: We will read meters so that we are able to assess energy usage throughout the park. Currently, ALL utilities are included in site pricing.
- WIFI is provided to guests free of charge.
ALCOHOL, SMOKING, DRUGS, AND FIREARMS
- Alcohol is permitted at our park, but public intoxication is not. Please keep alcoholic beverages in a cup or koozie.
- Smokers, please dispose of cigarette butts properly. Please help us keep the grounds clean. Smoking is prohibited inside the office building.
- No fireworks or explosives permitted in the park. Firearms must be kept in your vehicle or RV and must be in compliance with applicable state and federal laws.
- No Criminal or drug related activity in or around the park will be tolerated.
BEHAVIOR AND NUISANCES
- Please keep profanity to a whisper. Abusive language is not welcome.
- Excessive noise/nuisances created by guests/visitors will not be tolerated.
- Common courtesy shall prevail between all persons on Texas Twelve property. Obnoxious, profane, abusive, or threatening language, behavior and/or actions directed at guests/visitors or park personnel that could adversely affect the peace and enjoyment of other parties using our facility is prohibited; anyone engaging in such activity will be required to leave the park immediately without a refund at the sole discretion of Park management.
Damage to park property, including but not limited to restrooms, utilities, landscaping, vehicles, cameras, park lights, or signage is strictly prohibited. Guests will be held responsible for the repair of any damages. We reserve the right to refuse service to anyone. Texas Twelve RV Park is not responsible for fire, theft, vandalism, natural happenings, injury, accidents, or losses from any cause. Texas Twelve RV Park is not responsible for any damage to vehicles caused by other guests or visitors. Texas Twelve RV Park is not responsible for personal property of any guest or visitor. Willful violation of these rules will result in termination of the guest agreement and barring from the property.
Rules, regulations, and rates may be changed at any time without prior notice. Please report any problem to park management immediately. Please notify park management of any incident or accident as soon as possible. For emergencies, please call 911.
